The hot water tank has been pushed up into the apex of the roof as high as it will go- which makes access difficult. It doesn't have a lid- just lagging- and the lagging has subsided into the tank and become engorged and is now interfering with the ballcock- with the result that the tank never stops filling and the overflow- which empties onto the patio just outside our bedroom window- starts running in the middle of the night.

I went into the attic this morning and fiddled about and I don't think I've done any harm; I may even have done some good- but, really, you wouldn't know it was the 21st century up there.

What we really need is a combi boiler- but Ailz says that would involve stripping out all the existing plumbing and starting again.

Maybe ask a plumber to take a look and advise. Old plumbing is always a worry.

It's already in hand. We have a chap coming to put a new boiler in next week. But that's a far as we're gong. I don't think my mother could stand having the house ripped apart to put in new pipes.

Get a plumber to look at it, just for a free quote.

I can't see why a combi-boiler would require entirely new plumbing, really.

It's because it's an oil fired system and a combi-boiler would need a pressurised system - and we have enough leaking pipes without adding a lot more pressure to very old pipes.
